How to list your property at Holiday Homes

Listing your property is the first step toward becoming a successful host. Our goal is to make the process as straightforward as possible, from initial setup to welcoming your first guests.

Step 1: Get Your Property Ready
Before you start the listing process, your property should be ready for guests. This includes:

Furnishing: Ensure your property is fully furnished and equipped with all the essentials guests need for a comfortable stay, such as kitchenware, clean linens, and towels.

Amenities: Make sure all amenities you plan to list, like Wi-Fi, air conditioning, and a TV, are in working order.

Cleaning: The property should be spotless and ready for professional photography.

Step 2: Obtain Your Local Permit
This is the most critical step. As a host in the UAE, you must register your property with the relevant tourism authority in your emirate. This permit is mandatory and ensures that your property meets all local legal, safety, and quality standards.

For Dubai: You must register your property with the Dubai Department of Economy and Tourism (DET).

Your listing will not go live on our platform until this permit has been verified by our team.

Step 3: Create Your Listing
This is where you showcase what makes your property special.

Photos: High-quality photos are the most important part of your listing. Make sure to take bright, clear pictures that show off the best features of your home. Show every room and highlight unique amenities.

Title & Description: Craft a catchy title and a detailed description that tells a story about the guest experience. Highlight key features, the neighbourhood, and the overall feel of the property.

Pricing: Set a competitive base rate, and consider a seasonal pricing strategy to maximise your earnings throughout the year. You can also add a cleaning fee.

Step 4: Manage Your Calendar & Availability
Maintaining an accurate calendar is essential for avoiding double bookings and ensuring a smooth hosting experience.

Set Your Availability: You can block out dates when your property is not available, such as for personal use or maintenance.

Instant Booking: If you enable Instant Booking, you will receive confirmed reservations from guests without the need to manually approve them, which relies on your calendar being fully up-to-date.

Step 5: The Approval Process
Once you submit your listing, our team will review it. We check for:

Compliance: We will verify your Holiday Home permit to ensure your property is legally registered.

Quality: We review your photos and description to ensure they meet our standards and accurately represent the property.

Accuracy: We confirm that all property details are accurate.

The review process is typically completed within 12 hours. We will notify you via email as soon as it's done. Once approved, your listing will go live, and you can start accepting bookings!
